Simply AK is a property deal-sourcing tool built by a working UK property investor and sourcer. It began as a private desk for finding auction and agent deals in north London, and is now in its testing phase, with full access being introduced to invited testers.
What it does
- Scans auction houses and estate agents every morning.
- Values each property from HM Land Registry sales and the UK House Price Index, and shows the working.
- Works out the cost of buying (stamp duty, legal, survey) and the net yield against your target.
- Gives one verdict and one reason: Good deal, Borderline, or Not a viable deal.
What it is not
It is not a RICS valuation, a survey, or financial or legal advice. A value is a starting point for a viewing. Check the legal pack, the lease and the condition before you bid or offer.
