Simply AK is a research tool for property investors and sourcers, provided by Simply AK Ltd, registered in England and Wales, company number 14667429. It is automated analytics of public records and market data. By ticking the box at sign-up, or by using the site or app, you agree to these terms, and your personal data is handled as set out in the Privacy Policy.

Values, yields, verdicts, strategies and appraisals are estimates produced by software from published market evidence. They are not financial, mortgage, tax, legal or valuation advice. Simply AK Ltd is not authorised or regulated by the Financial Conduct Authority (FCA) to give regulated advice, including on mortgages, investments or insurance.

Nothing from the service is a RICS Red Book valuation, a survey or a condition report. A lender, insurer or court will not rely on it as one.

Before you bid, offer, exchange or lend, take your own advice from a mortgage broker or financial adviser, a solicitor and a chartered surveyor, and check the legal pack, lease, title, condition, planning, rent and your finance yourself. You decide what to do with the figures, and you carry the risk of that decision.

Figures come from third-party sources, including Land Registry, EPC, listings, auction sites, rental and planning data, which may be wrong, incomplete, out of date or matched to the wrong property. Our own calculations and assumptions can also be wrong, and we do not guarantee any figure. We publish how accurate our values were in testing on the accuracy page. If a wrong figure caused by our data costs you a paid month, we refund it.

The service reads information from other organisations' systems and websites. Those can change, block, slow down or stop working without notice, and requests can time out. As a result a result may arrive late, have empty fields or gaps, miss a listing, or fail altogether. We are not liable for any gap, empty field, delay, interruption or timeout that comes from third-party data, an auction or listing site changing, or a data supplier's limits, nor for a decision you take because something was missing. Where a figure is missing the service says so rather than making one up.

Accounts and access codes are issued by Simply AK Ltd. Keep your code private and do not share it. One account is for one person. We may suspend or end an account that is shared, used to harass anyone, or used in breach of these terms.

Each plan has fixed allowances, set out on the pricing page. They are hard caps: when one is reached, that feature stops until the next day or month. At the time of writing they are: Free, 10 live look-ups in all, 6 commercial values a month and 3 alerts; Investor, 40 look-ups a month, 10 Ask questions a day and 1 alert; Pro, 200 look-ups a month, 40 Ask questions a day, 30 commercial values a month and 5 alerts; Sourcer, 500 look-ups a month, 100 Ask questions a day, 100 commercial values a month and 100 alerts. A look-up of the same address again within six hours counts once. Each alert emails at most once a day. Limits may change; a change takes effect for the next period.

Paid plans, trials, annual billing and founding prices are described on the pricing page and apply once payments open. You can cancel at any time; consumer rights to cancel within 14 days apply to subscriptions bought online. Prices may change with 30 days' notice.

Deals found through Simply AK are introduced by Simply AK Ltd. Any property you find, analyse, save, offer on or progress through the service, including through the app, alerts, the deals page, deal pages and messages sent from it, is introduced to you by Simply AK Ltd. If you, or anyone acting for you, go on to buy, lease or otherwise acquire that property, you agree to include Simply AK Ltd in the deal as the introducer, on the fee terms Simply AK Ltd agrees with you in writing. When you mark a deal as offered, agreed or progressing, or contact the selling agent from the service, Simply AK Ltd is told the property and your name so the introduction is recorded.

The service, its design, deal feeds, yield matrices, scores and the way they are put together belong to Simply AK Ltd or its licensors. You may use the results for your own investing. You must not use scrapers, bots, headless browsers or scripts to extract the deal feeds, yield matrices or other content, or build a competing database from them, or resell or republish results without agreement. API access is available only under our AML or partner terms, agreed with us in writing. Data from our suppliers is used under the licences on the data sources page.

Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be excluded or limited, including your statutory rights as a consumer. Subject to that, we are not liable for loss of profit, loss of a deal or purchase, loss of opportunity, or indirect or consequential loss, and our total liability to you for all claims arising from the service is limited to the fees you paid us in the 12 months before the claim arose.

We may update these terms and the Privacy Policy. The version number and date at the top show which applies. When the version changes, the app asks you to accept the new one before you carry on; if you do not, you can still ask us to close your account and delete your data.

These terms are governed by the law of England and Wales. The courts of England and Wales have jurisdiction, without affecting any right you have as a consumer to bring a claim in the courts of the part of the UK where you live.
