Privacy Policy
Version 1.0, 19/10/2026. This is the UK Privacy Policy of Simply AK Ltd. If we change it in a way that matters, the version number changes and the app asks you to accept it again.
Who we are
Simply AK Ltd, registered in England and Wales, company number 14667429, is the controller of the personal data described here. Simply AK Ltd is registered with the Information Commissioner's Office, registration number ZC202546. For any question or request about your data, write to ari@simplyakltd.com.

What this covers
This website (simplyakltd.com), the demo at simplyakltd.com/demo, and the Simply AK app, which is the Acquisition Desk members use to analyse property.
What we collect
- Demo sign-up: your name, email address, whether you are an investor, a deal sourcer or just browsing, and the areas you buy in. We record the time you accepted the Terms & Conditions and this policy, and which version, whether you ticked the weekly email box and when, and how many look-ups you have used.
- Optional phone number: at demo sign-up and when we add a team member you may give a phone number, with its country code. We use it only to check the country of the caller as part of our anti-money-laundering checks. Your name and email address are also screened against the UK Sanctions List.
- Member accounts: your name, your plan, your access code (kept only as a one-way scrambled value, not in readable form), the date the account was added, any letter allowance you held before letters were withdrawn (20/10/2026), and the time and version of your consent. Accounts are set up by us.
- What you enter or upload: addresses, postcodes, listing links and pasted deal messages; your budgets, target yields, costs, offers and other figures (your investment data parameters); documents you upload for analysis, such as brochures, leases and tenancy schedules, which we keep in our Google Drive; deals you save, with your notes; alerts you set (areas, maximum price, minimum bedrooms and yield, keywords and the email address to send them to); questions you type into Ask; and messages you send us.
- Want to sell: if you use a Want to sell form, your name, phone number or email address, the property address and your note.
- Usage records: a log of look-ups (address, postcode, time and cost), usage counters against your plan's limits, and an audit log of actions taken in the app and the name they were taken under.
- Result ratings: when you tap Happy, Okay or Not happy under a result, and any note you add, we save the rating and note with the figures shown, the address you looked up, the app version, your account type and reference, and your device type, browser and language. Please do not put personal details in the note.
- Technical data: the app itself does not receive your IP address. Google and Cloudflare, which deliver the app and this site, see your IP address and browser details when a page loads. Your browser keeps the small items listed on the Cookie Settings page.
- Payments: none are taken yet. When payments open we will name the payment provider here; card numbers will be handled by that provider, not by us.
Why we use it, and our lawful basis
- To set up and run your account, give you the analysis you ask for and apply your plan's limits: contract, or steps you ask us to take before a contract.
- To process and hold your investment data parameters and saved deals under the Terms & Conditions: your consent, which you give by ticking the box, and which you can withdraw at any time.
- To email you the weekly scanned deal stream: your consent, given by ticking a separate box at sign-up, which is not ticked for you and is not a condition of using the demo. Every weekly email has a one-click link to stop it, and you can also withdraw by writing to us. People who have not ticked it are not sent the weekly email.
- To send alerts you set up yourself: your request (contract).
- To keep the service secure, prevent abuse, limit sign-ups, keep accounts and money records accurate, and record introductions when a deal you found through us goes ahead: legitimate interests.
- To meet tax, accounting and other legal duties, including our anti-money-laundering checks under the Money Laundering Regulations 2017: legal obligation.
Who receives it
We do not sell personal data, and we do not pass it to third-party marketing brokers. It goes only to the providers that run the service for us:
- Google: Google Workspace and Apps Script (where the app runs), Google Sheets and Drive (where records and uploaded documents are stored), Gmail (the fallback for the app's emails when Zoho cannot send), Google Maps and Places (address search and map points) and the Gemini API (reads listing text, documents and your Ask questions, and writes the analysis).
- Cloudflare: provides DNS and proxying for this site and runs the services behind address suggestions and agent look-ups. It sets no tracking or optional cookies.
- PropertyData: for members, the address or postcode of a property you look up is sent to PropertyData for market data. Your name is not sent.
- Zoho Mail: our business email provider, which holds emails you send to us and sends our emails.
We may also disclose data where the law requires it, or to our professional advisers. When you mark a deal as offered, agreed or progressing, or contact a selling agent from the service, we record the property and your name so that the introduction by Simply AK Ltd is on record.
Transfers outside the UK
Google, Cloudflare and Zoho may process data outside the UK. Where they do, the transfer relies on UK adequacy arrangements (including the UK-US data bridge where the provider is certified) or the UK's approved standard contractual clauses.
Where public data comes from
Our analysis uses HM Land Registry Price Paid Data, the EPC register, planning and other government data, property listings and auction sites, and licensed data from PropertyData. Land Registry and other public records can name property owners. We use them to value and research a property. If you are a named owner and want data about you removed from our results, write to us.
How long we keep it
Our retention schedule has two tiers. Operational data (look-up and audit logs, search strings and query data, scan and cache logs, demo records, waiting-list entries, alerts, letters made before letters were withdrawn, saved deals and uploaded documents) is kept for up to 24 months. Financial and contractual records (account and plan records, consent records, payments and invoices once payments open, and our ledger) are kept for six years, the period within which a contract or financial claim can be brought under the Limitation Act 1980.
Anti-money-laundering records (the optional phone number and country check, and the screening result) are kept for five years after our relationship with you ends, as the Money Laundering Regulations 2017 require. This is a separate period from the two above.
What we do today: demo sign-ups that have not used a look-up within 30 days lose their access code automatically (the waiting-list entry stays). Apart from that, operational data is not yet deleted automatically at 24 months; until it is, we keep it until you ask us to delete it, and we delete it within one month of a valid request, except records we must keep under the six-year tier.
How we protect it
The app and this site are delivered over HTTPS. Records are stored with Google, and the site and its supporting services run on Cloudflare; both providers encrypt data in transit and apply their own security controls to what they hold. Access codes are kept only as one-way scrambled values, wrong codes are limited, and access to the records is restricted to us and people we authorise. No system is completely secure, and we cannot promise that it is.
Automated analysis
Values, yields, verdicts and appraisals are produced automatically from public records and market data. They do not produce legal or similarly significant effects on you, and they are not advice. See the Terms & Conditions.
Your rights
You can ask us to give you a copy of your data, correct it, delete it, restrict its use, move it to another provider, or stop using it where we rely on legitimate interests. You can withdraw your consent at any time; this does not affect what we did before. Write to ari@simplyakltd.com. If you are not satisfied with our answer you can complain to the Information Commissioner's Office at ico.org.uk.
Cookies and similar technologies
We use only the storage the service needs to work, and no analytics or advertising. On your first visit you are asked to accept or reject non-essential items; nothing non-essential is loaded unless you accept, and your choice is kept in a first-party cookie (ak_consent, 180 days) and in your browser's local storage. The only non-essential item is a property's Street View, loaded from Google Maps, which can involve Google's own cookies and your IP address. Fonts load from Google, which sees your IP address. The full list and the option to change your choice or clear your data are in Cookie settings.
Children
The service is for adults. It is not directed at anyone under 18.
